Understanding Change Orders for General Contractors

Prime Contract Change Orders

Create a Prime Contract Change Order (PCCO) to change the project budget (contract value) for your General Contractor contract.

After you create a PCCO, the application sends an email to all Project Managers as a reminder to allocate the change order. Modify the budget on the Change Order Allocation page. The Schedule of Values (SoV) is out of balance until you allocate the change order.

Subcontract Change Orders

Create Subcontract Change Orders (SCO) to change the contract value of an existing subcontract.

When you use the Specified SoV project setting, you, as the General Contractor, allocate the Subcontractor change order.

The Allocate Change Order screen shows one change order at a time. If a contract has more than one change order, save the allocations for the first change order to see the next change order display on the page.

After you create an SCO, the application sends an email to Subcontractors as a reminder to Edit the SoV to allocate the change order.

The SoV is out of balance until the change order is allocated.

Mapping Imported Subcontract Change Orders

You can import change orders entered in an accounting package. If a project uses the Notify GC to map new Subcontract Change Orders project setting, a Map Subcontract Change Order task appears when you import a change order. The application also sends an email to Project Managers.

The Subcontract Listing page shows Map C/O under each subcontract impacted by an imported change order.

A General Contractor can map imported change orders for the current draw before completing the Send to Signer step. Change orders can also be mapped if the invoice is rejected after the Send to Signer step. All imported, un-mapped change orders are then included on the Contract Maintenance screen.

Note: General Contractors can map change orders regardless of whether a Subcontractor invoice is sent to the Signer. Updates are reflected in the General Contractor's current draw context.

Change Order Compliance

General Contractors can require the signed receipt of SCOs or apply other change order requirements.
