Occupancy

1. Occupied Area Option

Specify how the system calculates average occupied area. Average occupied area is the total of occupied area days divided by the length of the billing term. Average occupied area is divided by the share denominator to determine the occupancy percentage. Values are:

Blank: Rentable area only. The system calculates occupied area by accumulating the number of days that a lease is attached to a unit during the generation period. The occupied area days is the rentable area value from the lease multiplied by the number of days.

1: Rentable area with adjustments. The system calculates occupied area by accumulating the number of days that a lease is attached to a unit during the generation period. The system then adds the total area value of occupied area (GLOA) adjustments defined in the Area Definition processing option to the rentable area value from the lease and multiples the result by the number of days occupied. If you select 1, you must enter a value in the Area Definition processing option for the system to retrieve GLOA adjustments.

2: Occupancy refresh results. You select this option when a share factor denominator is defined on a lease. The system uses the results of the occupancy refresh version that is specified on the lease. If you select 2, you can optionally specify up to three versions of the Occupancy Refresh program (R15141) to run before the E.P. Calculation Generation program (R15110).

Note: If the lease being processed does not have a share factor denominator, the system calculates the average occupied area for either the rentable area only if an area definition is not entered or the rentable area with adjustments if an area definition is entered.
2. Area Definition

Specify the area definition to use when you set the Occupied Area Option processing option to 1, which specifies that the system uses rentable area with adjustments. The system accumulates and adds area values for GLOA area adjustment types 1–5 to the rentable area value specified on the lease. If you leave this processing option blank, the system does not apply adjustments to rentable area.

3. Occupancy Refresh (R15141) Version 1

Specify the version of the R15141 program to use before running the E.P. Calculation Generation program (R15110). If you leave this processing option blank, the system does not run the R15141 program.

4. Occupancy Refresh (R15141) Version 2

Specify the version of the R15141 program to use before running the E.P. Calculation Generation program (R15110). If you leave this processing option blank, the system does not run the R15141 program.

5. Occupancy Refresh (R15141) Version 3

Specify the version of the R15141 program to use before running the E.P. Calculation Generation program (R15110). If you leave this processing option blank, the system does not run the R15141 program.
