Sleeping Room Pricing

Although a benchmark room rate is applied to sleeping rooms, the pricing can vary depending on the following factors:

  • Room type
  • Day of week (for example, on Sunday, increase by 5%; on Monday, increase by 15%)
  • Seasonality (date ranges)
  • Special Dates (overrides)

The benchmark rate for each room type is defined as an item in the property's pricing matrix. There are seven benchmark prices for each room type—an individual benchmark price for each day of the week. Additional pricing adjustments to benchmark prices are made using matrix-based pricing factors that detail pricing adjustments such as price overrides, price markup, discount amount, discount %, and % mark up. For more information about matrix pricing, see Defining a Profit Series and Percentages and Sleeping Room Pricing Administration.
